Before you run the numbers
Enter the amount borrowed, annual interest rate, term and repayment frequency. Keep the loan term the same when comparing two rates so the difference is meaningful. Include any fee fields offered by the tool.
A scenario to explore
For an illustrative $600,000 principal-and-interest loan at a constant 6% over 30 years, monthly repayments are about $3,597 before fees. This uses monthly compounding; lender calculations can differ. A lower repayment over a longer term can still mean more total interest.
Understand the estimate
Read the Assumption information inside the MFAA tool before relying on its results. Check dates, rates, fees and input frequencies against your actual circumstances. Estimates do not establish lending eligibility or replace a lender quote.
